Slovenia - Logistics Park ADRIA KOPER / Sezana

The LogCenter ADRIA logistics park is being built in the south of Slovenia directly on the Italian border and the direct connection to Trieste and Koper. The Adriatic ports of Trieste and Koper are in the vicinity of 20 - 35 km and the LogCenter ADRIA is the only logistics park of its kind in Slovenia and the Italian province of Trieste (Friuli-Venezia Giulia).

Due to the proximity to the Adriatic ports and the associated container connections, the areas are ideally suited for import and export-oriented uses. In addition, the location, with its direct connection to the E61 motorway and also to the E70, is perfect for regional and cross-border distribution in the Adriatic region. The multimodal rail terminal Interporto di Trieste-Fernetti is in the immediate vicinity as well and allows direct connections to southern and central-eastern Europe and, in particular, to Germany and Austria.

A first construction phase of approx. 61,000 sqm has been let to the Tengelmann / TEDI retail group and was already handed over and occupied in summer 2023.

Further 60,000 sqm of state-of-the-art logistics and industrial space will be built on the LogCenter ADRIA site over the next two years.

In the next construction phase of 47'400 sqm, which has already been granted building permission, warehouse space from approx. 5,000 sqm is available for long-term rental (pre-letting phase).
