The past few years have not been easy for bricks-and-mortar retailers. And yet it has managed to reinvent itself time and again, as the dynamic letting situation this year shows. This positive development is due not only to increased footfall, but also to new concepts - especially in prime locations. Here, prompt and often lucrative re-letting can be guaranteed, which prevents longer vacancies.

This dynamic is also reflected in the rents: in the A-locations, the rent level is stable, and in individual cases, particularly for rentals of functional space in popular hotspots such as the Golden H or the core zone of Mariahilfer Strasse, rent increases have even been achieved. Overall, it can be said that Vienna's shopping streets are developing positively despite some adverse circumstances.

While a trend towards strategic portfolio optimization and relocations can be seen among the majority of retailers, two sub-segments are currently proving to be particularly expansive: discount stores and the premium and luxury segment.

An important development: new, climate-friendly business models and shopping experiences with the aim of economic, ecological and social sustainability. Green lease clauses are also increasingly being included in rental agreements
